Would it mislead?
Consumer protection law asks whether an average buyer or tenant would be misled by the information given, or by information left out. A staged room presented as real furniture can do exactly that.
Virtual staging UK
UK agents can use virtual staging, and plenty do. The risk is not the staging itself, it is publishing a photograph that gives a buyer or tenant the wrong impression of the property. This page sets out how Pixetra keeps you on the right side of that line.

The duty
This is a summary of how the rules are generally applied, not legal advice. If you are unsure about a specific listing, take your own advice.
Consumer protection law asks whether an average buyer or tenant would be misled by the information given, or by information left out. A staged room presented as real furniture can do exactly that.
Anything that would affect a transactional decision has to be disclosed. Condition issues, and the fact that a photograph has been digitally furnished, both sit in that category.
The agent publishing the advertisement is accountable for it, whoever produced the image. Keeping a record of what was changed is your protection.
Labelling
Labelling is the simplest way to keep a staged photograph honest, so Pixetra treats it as part of the export rather than something you have to remember.
Staging, decluttering and sky replacement each carry the appropriate wording on the downloaded photograph. You choose the position and size.
An account holder can require labels across the whole agency, so no branch or individual can publish an unlabelled staged photograph.
Set the exact wording per edit type in your brand kit, so it matches how your compliance team wants it phrased.
Every edited photograph stays linked to its original, the edits used, and who approved it, so you can answer a complaint months later.
Hard limits
These limits are built into the product, not left to the judgement of whoever is using it that day.
Rooms are never made to look larger or squarer than they are.
Windows, doors, radiators, sockets, flooring and worktops stay put.
Damp, cracks, mould and damage are left visible.
Neighbouring buildings, pylons and roads are not removed.
A view through a window is recovered from the original, not invented.
If a check fails and cannot be resolved, your credits are returned and the original stays selected.
